Assessors value thousands of parcels with computer-assisted mass appraisal (CAMA). The model treats your building as a row in a spreadsheet. It does not see the tenant that left in March, the roof you replaced, or the free rent you gave to keep the anchor.

Fighting it by hand costs 12 to 25 billable hours per parcel: deed pulls, operating statements, adjustment grids and retyping numbers into county forms. So most owners pay the inflated bill and move on.

Owner financials stay owner financials.

Rent rolls, tenant names and P&Ls are the most sensitive files a landlord shares. We treat them that way.

Review security controls
  • SOC 2 Type IIAnnual audit of security, availability and confidentiality controls.
  • Per-tenant isolationRent rolls and operating statements live in a logically isolated tenant store.
  • AES-256 and TLS 1.3Encrypted at rest and in transit, keys rotated through AWS KMS.
  • Zero model trainingYour property financials never train any AI model, ours or a vendor's.

Does ATALI ELECTRIC represent property owners at board hearings?

No. ATALI ELECTRIC is software. It builds the valuation audit, the evidence binder and the filled county forms; owners, licensed tax consultants and attorneys file the appeal and present it to the board. Where a county requires an agent appointment, the platform prepares that form for your signature.

Which valuation approaches are supported?

All three that boards recognize for commercial property: the income approach (direct capitalization of normalized NOI, with a loaded cap rate where the jurisdiction uses one), the sales comparison approach with line-item adjustments, and an equity uniformity analysis built from the assessor's own roll. The cost approach is available as a supporting exhibit for newer or special-purpose buildings.

How do you source comparable sales and assessment data?

Assessment data comes from county assessor and appraisal district rolls, refreshed each cycle. Sales come from your licensed market data (CoStar, ATTOM or your own comp files), public deed records where counties publish consideration, and comps your team has verified. Every comp in a binder shows its source and verification date.

Are official county board forms pre-configured?

Yes, for all 31 jurisdiction hubs, including the Cook County Board of Review complaint, Texas Comptroller Form 50-132 for HCAD, DCAD and Tarrant, the LA County AAB application, the Maricopa petition for review, Georgia PT-311A and Florida DR-486. New counties are mapped on request for Enterprise customers.

How fast can a consultant generate a complete commercial appeal packet?

Under 10 minutes once the rent roll and operating statement are uploaded. ATALI ELECTRIC customers report a median of about 20 minutes per parcel including analyst review, down from 16 hours before onboarding.

How does pricing work for high-volume tax appeal practices?

Consultant Pro covers up to 30 appeals a year at $499 a month billed annually, Firm Scale covers 150 at $1,499 a month, and Enterprise Platform contracts start at $24,000 a year for 500 or more appeals with API access and white-label reports. Every plan starts with a 14-day free production trial.

Stop overpaying commercial property tax on a flawed mass appraisal.

Upload an assessment notice. ATALI ELECTRIC returns a valuation audit and comp analysis in about two minutes.
